I wrote an email in response to some specific questions in an inquiry received about the community's history and felt it worthy of sharing...
Gran Paradiso was a Sam Rodgers exclusive, gated community
starting in 2006 that has now been purchased and taken over by Lennar Corp. Lennar was able to
purchase the development with already existing high-end, luxury infrastructure
at a very low cost. This is how their prices and fees can be kept so low and
still offer maintenance-free living with resort-style amenities, and why no
other community in the area will be able to compare with the price and low fees for the
lifestyle it offers.
Lennar restarted new home sales in the community last

In the past couple of months, when new home sales are typically slow because of
the holiday season, Lennar has already exceeded expectations. (I also included
the text of my blog post from last week describing some of this in the email.)
There are currently about thirty households in residence in
the community, and Lennar has contracts to build as many as that since it
recently opened for sales, doubling the number of homeowners. Lennar is hosting
a Grand Opening event this Saturday and will be hosting another shortly when
the models are open, the date for that has not yet been released, though.
